Manor vs. Elgin

The east side's two value plays, one commute apart. Manor is the closer, hotter version — 290 and SH-130 make Tesla and the airport genuinely easy, and Whisper Valley's geothermal angle is unique in the metro. Elgin is the deeper-value version with an actual historic downtown and sausage-house credentials, further out on the same road.

Manor tradeoffs

  • Manor ISD is improving but has historically lagged the metro's suburban districts, and that weighs on some buyers and on resale
  • Retail, dining, and services are thin — H-E-B arrived, but much of daily life still means a drive toward Austin or Pflugerville
  • MUD/PID taxes in the new communities offset some of the sticker-price advantage

Elgin tradeoffs

  • This is blackland prairie: flat, open farmland with big skies and few trees — if you're picturing Hill Country, look west instead
  • MUD taxes in the new communities push effective rates toward 3%, eroding some of the price advantage
  • Elgin ISD has historically trailed the metro's suburban districts and is absorbing rapid growth
