The community

Butler Farms is a newer, smaller-scale community off Highway 29 in Liberty Hill, aimed squarely at the first-time and value-focused buyer. The amenity package is intentionally simple — a community pool, walking trails, fire pits, playgrounds, and green space — and the community is early in its build-out, so expect active construction, model-home traffic, and streets where the trees are still saplings. What it offers in exchange is one of the lower entry points into new construction in Liberty Hill ISD.

The homes

This is a two-builder production community: Meritage and Saratoga, selling across several collections — rosters rotate by phase, so confirm the active lineup and which collections have inventory. Plans run 3 to 5 bedrooms with energy-efficiency packages and smart-home features standard on much of the product. Lots are compact — roughly 40 to 50 feet wide, homes close together, small yards. Builder-published base pricing runs from the mid $300s to the low $500s as of July 2026 — verify current releases, and compare quick move-in pricing against base pricing, since the spread changes with the market. With only two builders, plan variety is narrower than in the big masterplans; if you want ten floor-plan books to flip through, this isn’t that.

Location, schools, and the drive

Butler Farms zones to Liberty Hill ISD — verify assigned campuses for the specific section as the district grows. The location is functional: Highway 29 puts Liberty Hill’s downtown a few minutes west and the US 183 corridor a few minutes east, with Leander’s H-E-B and big-box retail about 15 minutes away. Commutes are the honest cost of the price point — roughly 50–65 minutes to downtown Austin at peak, 35–45 to the Domain area, and 20–25 to Georgetown. If your budget stretches and you want more amenity for the money on the same corridor, compare Santa Rita Ranch and Orchard Ridge before deciding.
