The community

Rough Hollow is the biggest name in Lakeway new construction, and in 2026 it’s a community finishing rather than starting: most sub-neighborhoods are built and lived-in, and the remaining new-home opportunities sit in the last phases — The Point, Vista Ridge, and scattered premium lots. David Weekley has publicly framed its remaining Rough Hollow inventory as final opportunities. That’s the accurate read for the whole community.

What you’re buying into is mature: the yacht club and marina on Lake Travis, the Highland Village amenity complex with its pools and lazy river, Canyon Grille, and 20-plus miles of trails all exist and operate today. There’s no amenity-phase risk here — the risk moved to lot selection instead.

The homes

Builder-published pricing in July 2026 spans roughly $700s to $2.5M+ — a wide range because Rough Hollow is really a collection of neighborhoods, from 50-foot-lot production streets up to semi-custom and custom builds on canyon and lake-view lots. Builders active in recent phases have included David Weekley Homes, Drees Custom Homes, Westin Homes, Newmark Homes, and Scott Felder Homes; rosters rotate by phase, and several are down to their last releases.

Be clear-eyed about final-phase lots: some are genuinely premium view lots held back on purpose, and some are the sloped, road-adjacent, or oddly shaped sites earlier buyers skipped. We walk every one before advising. Resale inventory inside Rough Hollow is also a legitimate alternative to a new build here and worth pricing side by side.

Location, schools, and the drive

The community is zoned to Lake Travis ISD with Rough Hollow Elementary on site — verify zoning for your specific section. Middle and high school are short drives within Lakeway.

Location is south Lakeway off Highland Boulevard, about 10 minutes to the Hill Country Galleria in Bee Cave and 40–55 minutes to downtown Austin depending on the 620/71 corridors, which carry real peak-hour load. The lake is the point of living here — if you won’t use the marina, trails, and water, you’re paying a premium for amenities that suit someone else.
