The community

The Hollows is the north shore’s established resort-style community: roughly 1,400 acres of Hill Country terrain above Lake Travis in Jonestown, built around the Northshore Marina and a pair of amenity clubs. The Beach Club sits near the water; the Hilltop Club adds a second pool complex, hot tubs, and an event center up the hill. Between them run about nine miles of trails shared by hikers, bikes, and golf carts — and the golf-cart part is not a gimmick; it’s how the community actually moves.

Development here started before the 2008 downturn and has filled in over cycles, so you’ll find established streets alongside active builder sections. It feels more grown-in than the newer north-shore communities.

The homes

Product skews move-up and above. Coventry Homes and Drees Custom Homes run production and semi-custom programs on roughly 60- to 85-foot lots, generally 2,300–4,000+ sq ft, with published base pricing from the low $700s into the $900s. Giddens Homes and other builders handle semi-custom and custom work on view lots, where all-in costs push past $1M–$1.5M. Rosters rotate by phase — verify who’s selling in the current sections. Lots are genuinely wooded and sloped in much of the community; that means better privacy and views than a typical suburb, and also retaining walls, taller foundations, and site costs on custom builds.

Location, schools, and the drive

The Hollows is zoned to Lago Vista ISD — a small district; verify current zoning and campuses. Jonestown itself has limited services; Cedar Park is the real errand base at 25–35 minutes, and downtown Austin runs 50–70 minutes in traffic. Buyers here are usually trading commute for shoreline on purpose. If you want the same north-shore water access at a lower price point with smaller lots, compare Tessera in Lago Vista; if you need a shorter drive, the trade is Leander and no lake at the bottom of the street.
