- Downtown Austin is a long haul — 35–50 minutes, and US-79 through Round Rock crawls at peak
Taylor tradeoffs
- The bet is concentrated: much of the growth thesis rides on one employer's ramp staying on schedule
- Speculators arrived years before the jobs did — some pockets already price in a future that hasn't happened yet
- Downtown Austin is a genuine haul at 45–60 minutes; this is a Williamson County life, not an Austin one
