The community
Easton Park is Brookfield Residential’s 1,500-acre master plan in Southeast Austin’s 78744, about 12 miles from downtown — one of the few large-scale master plans with an actual City of Austin address. The amenity program is a genuine differentiator: The Union amenity center with its pool, gym, and event lawn; hundreds of acres of parkland; miles of built trails; and a steady calendar of community events. Planned over decades with thousands of homes at buildout, it’s the anchor of SE Austin’s transformation, alongside the airport and Tesla employment base nearby.
The homes
Brookfield builds most of the current product across three collections: Urban homes (compact, efficient, from roughly $300K), Urban Courtyard homes, and Traditional homes on larger lots running from the high $300s into the $600s at 1,400–3,000 sq ft. Rosters rotate by phase — other builders have participated in earlier sections — so verify the current lineup. Be clear-eyed about lot reality: urban collections sit on very small lots with homes nearly touching, and even traditional lots are compact 40s and 50s. You’re trading yard for location and amenities; that’s the deliberate design.
Location, schools, and the drive
Easton Park is zoned to Del Valle ISD, with Newton Collins Elementary inside the community — verify assignments for your section. The commute story is the strongest in this batch: about 15 minutes to Austin-Bergstrom, 15–20 to Tesla’s Giga Texas, 20–25 to downtown via McKinney Falls Parkway or US 183, and McKinney Falls State Park is effectively next door. Nearby retail is improving but still trails the rooftops; Southpark Meadows and the airport corridor carry most errands.
