The community

6 Creeks covers 858 acres on the west side of I-35 in Kyle, named for the creek corridors that thread through the plan. It sells a notch above most of the I-35 corridor: wider lots, a heavier-hitting builder roster, and greenbelt frontage on the better sections. The first amenity center and pool are open; a second amenity center was getting started as of 2026, so part of the package is still a promise — verify the timeline if it matters to you.

Like most Kyle master plans, 6 Creeks carries a special-district levy on top of city, county, and school taxes. The blended rate lands meaningfully above in-city resale neighborhoods, and it varies by section. Get the exact rate for the exact lot.

The homes

All production, but skewing move-up. The active roster as of July 2026 included Coventry, Highland, Perry, Pulte, Taylor Morrison, and Chesmar — rosters rotate by phase, so confirm who’s selling in the current release. Builder-published base pricing started in the high $300s and ran past $700K in the larger 60- and 70-foot-lot sections.

Lot widths run roughly 45 to 70 feet — call it 0.13 to a quarter acre — with homes from about 1,800 to over 4,400 square feet. The average product is a two-story brick-and-stone family home on a standard suburban lot; greenbelt and oversized lots exist but carry premiums. If your budget stops in the $300s, Anthem and Crosswinds nearby start lower.

Location, schools, and the drive

6 Creeks is zoned to Hays CISD; zones shift as the district opens campuses, so verify the current assignment for your section. Downtown Austin is 25–45 minutes on I-35 depending on the hour — the corridor is genuinely congested at peak, and buyers should drive it at 7:45 a.m. before committing. San Marcos and Texas State University are 15 minutes south. Kyle’s hospital district (Ascension Seton Hays) and the Kyle Crossing retail cluster are under 10 minutes.
