Kissing Tree is Brookfield Residential’s 55-and-better community on the southwest side of San Marcos, planned for about 3,200 homes at build-out. It’s the only large-scale age-restricted option in this corridor, and the amenity set reflects that mission: an 18-hole golf course, indoor and outdoor pools, a serious pickleball complex, fitness facilities, and a staffed lifestyle calendar that functions more like a small resort’s than an HOA newsletter.
Note the restriction factually: Kissing Tree operates as a housing-for-older-persons community under the federal 55+ framework. Occupancy rules govern who can live in the home full-time — confirm the current policy against your household’s situation before contracting.
The homes
Brookfield builds everything here, organized into collections — Villas, Cottage, and Traditional — running roughly 1,430 to 2,900 square feet. Published pricing in July 2026 ran from the mid $360s to about $800K. Because there’s one builder, there’s no roster to rotate, but collections and releases change; verify what’s currently selling. Incentives at single-builder communities move in cycles, so timing a contract to Brookfield’s promotional calendar has real value.
The product is almost entirely single-story, low-maintenance, on compact lots — this is right-sizing, not estate living. Finishes are a step above entry production, and the Villas offer lock-and-leave formats with exterior maintenance handled. Budget honestly for the lifestyle HOA: it funds the amenities that justify the community, and it’s a permanent monthly cost.
Location, schools, and the drive
School zoning is rarely the question here given the age restriction, but the address sits in San Marcos CISD if it matters for a qualifying household. What matters more: downtown San Marcos and its medical corridor are about 10 minutes, the river and Texas State close behind. Austin and San Antonio are each roughly 45–60 minutes — genuinely between the two metros, which suits visiting family from either direction.
