Orchard Ridge is a 248-acre, 670-homesite community from Freehold Communities on the Liberty Hill side of the US 183 corridor. Its identity is deliberately different from the water-slide masterplans nearby: the amenity program centers on community gardens and orchards, a pool with splash zones, a 24/7 fitness facility, trails, greenbelts, dog parks, and playscapes. It’s a wellness-and-nature pitch, and it lands — if that’s what you actually want. Buyers expecting a resort complex should tour before assuming; buyers who’d use a garden plot weekly tend to love it here.

The homes

This is a production community, currently in what the developer calls its final builder lineup for the current phase: Ashton Woods (the newest addition), CastleRock, Dream Finders, GFO Home, Lennar, and Pacesetter — rosters rotate by phase, so confirm who’s actively selling. Plans run roughly 1,500 to 2,400+ square feet in modern farmhouse styles, on 40–60 ft lots with homes close together and modest yards. Builder-published pricing starts around $410,000 and runs into the $500s as of July 2026 — verify current releases and quick move-in pricing, which can differ from base pricing in either direction.

Location, schools, and the drive

Orchard Ridge zones to Liberty Hill ISD — verify assigned campuses, as this district is opening schools rapidly. The community sits near the Seward Junction area where US 183 meets Highway 29, which is both the convenience and the caveat: you’re minutes from Leander’s retail and 183A, but the junction itself is a construction zone as the corridor builds out. Plan on roughly 45–60 minutes to downtown Austin at peak, 30–40 to the Domain. If you’re comparing amenity philosophies at a similar budget, MorningStar down Highway 29 offers the more conventional pool-and-parks package in the same school district.
