Parkside on the River is a roughly 1,500-acre master plan on the South San Gabriel River along the SH-29 corridor west of Georgetown proper. Where Wolf Ranch sells convenience — I-35, retail, five minutes to the Square — Parkside sells land and quiet: river greenbelt, longer views, and a slower build-out pace. The amenity package (pools, amenity center, trail network) is partially delivered with more phased in over time, so ask specifically what’s open today versus rendered.

This is a genuinely move-up community. Entry pricing starts in the low $500s and the mainstream product sits well above Georgetown’s median, which shapes who’s building here and what the streets look like.

The homes

Current builders include Highland Homes, Perry Homes, Coventry Homes, and M/I Homes; rosters rotate by phase, so confirm who holds the active sections. Lots step from 50 to 70 feet (~0.14–0.25 acres), with homes typically 2,000–4,000 square feet — production plans on the smaller lots, semi-custom-leaning product with structural flexibility on the 60s and 70s. Builder-published base pricing runs from the low $500s into the $900s, July 2026 — verify current releases, and note that greenbelt and river-adjacent lots carry substantial premiums. Design-center and structural spend routinely pushes contracts 10–20% over base. There’s usually a pool of quick-move-in inventory here; those homes often carry the most negotiable effective pricing.

Location, schools, and the drive

The school answer is the one to nail down first: Parkside on the River splits between Leander ISD — Parkside Elementary sits at the community’s edge — and Georgetown ISD, section by section. Verify zoning for the specific address with both districts; boundaries in fast-growth corridors move. Commutes: downtown Georgetown ~10–12 minutes east on SH-29, Ronald Reagan Boulevard gives a back-road run south toward Leander and Cedar Park employers in ~20–25 minutes, and downtown Austin is realistically 45–60 minutes. The trade is retail: the west SH-29 corridor is still mostly future pad sites, so groceries and errands mean a drive east.
