The community

Sun City Texas is the largest active-adult community in the state and one of Del Webb’s flagships nationally — thousands of acres on Georgetown’s northwest side, building since the mid-1990s and still adding new phases today. It is a legal age-qualified 55+ community, and that structure is the point: three golf courses, four fitness centers, eight pools, an amphitheater, and a resident club roster that runs into the dozens. This is amenity infrastructure no startup community can match, because it took thirty years to build.

The honest framing: you’re buying into an institution, not a subdivision. The association is large, professionally run, and has real fees to match. Most of daily life — golf, classes, pickleball, social calendar — can happen inside the gates if you want it to.

The homes

Del Webb is the sole builder; product rotates by phase, so verify which floor plans are in the current release. Nearly everything is single-story production, roughly 1,300–2,700 square feet on 45- to 65-foot lots (~0.13–0.20 acres). Base pricing runs from the $340s to the $780s (builder-published pricing, July 2026 — verify current), with golf-course and greenbelt lots carrying the premiums. Because the community has been building for decades, there’s also a deep resale market at every price point — often the better value, and worth cross-shopping against new inventory before you commit. New sections sit at the perimeter, so check the drive (or cart ride) to the amenity campus you’ll actually use.

Location, schools, and the drive

Sun City sits off Williams Drive and SH-195, about 10–15 minutes from Georgetown’s Square and its hospital corridor — St. David’s Georgetown is close, a practical point for this buyer. I-35 is roughly 15 minutes; downtown Austin is a 45–60 minute reality, but most residents’ orbits are Georgetown itself. As a 55+ community, school zoning generally doesn’t apply, though the land sits within Georgetown ISD boundaries. Taxes are a genuine advantage versus the MUD-financed master plans like Wolf Ranch: most sections carry no MUD, and over-65 homestead exemptions plus the school-tax ceiling can lower effective costs meaningfully — we run the actual numbers per address rather than quoting averages.
