The community

Santa Rita Ranch is the flagship masterplan of the Liberty Hill corridor, straddling Highway 29 near Ronald Reagan Boulevard on the Williamson County line between Liberty Hill and Georgetown. Its amenity program is the biggest draw and it’s real, not rendered: multiple amenity centers, resort pools with water slides, the Wellness Barn fitness facility, pickleball courts, a catch-and-release lake, sports fields, trails, and full-time lifestyle staff running a heavy events calendar. The HOA runs about $106 a month — verify current. This community is large, multi-phase, and will be under construction in some direction for years.

The homes

Around a dozen builders operate here at any given time — the roster has included Highland, Perry, Coventry, Scott Felder, Pulte, Westin, and GFO among others, and rosters rotate by phase, so confirm the active lineup for the sections you’re shopping. Product spans true entry (40 ft lots, homes close together) through 70–80 ft move-up and semi-custom sections. Builder-published base pricing runs from the high $300s past $1M as of July 2026 — verify current releases. The single most important homework item here is the tax rate: MUD rates differ meaningfully by section and can push total rates past 3%. Get the exact rate for the exact lot and model the full monthly payment.

Location, schools, and the drive

Most sections zone to Liberty Hill ISD, with on-site elementary and middle school campuses; some sections on the Georgetown side zone to Georgetown ISD — verify zoning for the specific lot. Commutes are the trade for the price and amenities: roughly 45–60 minutes to downtown Austin at rush hour via Ronald Reagan or 183A, 30–40 to the Domain area, and about 15 minutes to Georgetown’s square. If you want similar product closer to 183A, compare Palmera Ridge in north Leander before deciding the amenity package is worth the extra miles.
