The community

The Canyons (marketed as The Canyons at HCH Ranch) sits off FM 3405 west of Georgetown, in the rolling, heavily wooded country between the city and Lake Georgetown. It’s a low-density custom development: one-acre-plus homesites laid into existing terrain rather than graded flat, with mature oaks and real elevation change. There’s no amenity center and no splash pad — the draw is the land itself, ten-ish minutes from Georgetown’s square.

Phase 2 was selling as of mid-2026, and earlier sections sold out between releases, so availability moves in bursts. If a specific lot profile matters to you — trees, views, slope — get on the release list rather than waiting for inventory.

The homes

This is a single-builder custom program: homes here are built exclusively by Grand Endeavor Homes, a Georgetown-based custom builder. That structure cuts both ways. You get one accountable party from design through warranty, but you don’t get to shop builders or bring your own — confirm the current program terms before you fall in love with a lot. Published base pricing started around $1.1M as of July 2026, and finished builds on wooded acreage typically land meaningfully above base once site work, wells or utility connections, and upgrades are priced. Verify current releases and what base actually includes.

Expect single-story-leaning hill country designs in the 2,500–4,500+ square foot range, limestone and metal-roof vocabulary, on lots where the trees were the point of the purchase.

Location, schools, and the drive

The FM 3405 corridor puts you about 10–15 minutes from downtown Georgetown and the lake’s Cedar Breaks and Overlook parks, with Ronald Reagan Boulevard connecting south toward Leander and the 183A toll. Downtown Austin is a realistic 45–55 minutes in traffic — this is a Georgetown-centered location, not a commuter play. Zoning is Georgetown ISD; verify the assigned campuses for the specific parcel, since boundaries in fast-growing western Williamson County get redrawn.

Buyers comparing acreage customs in this corridor should also look at Northgate Ranch in Liberty Hill, where a multi-builder roster offers a different trade-off: more builder choice, less of the single-program simplicity.
