The community
The Colony is Brookfield Residential’s master plan along the Colorado River between Austin and Bastrop, set in the rolling, pine-studded terrain that makes this corridor look nothing like the blackland prairie north of it. The centerpiece is The Overlook amenity center — pool, fitness, event lawn — sited above the river, with pocket parks and trails threaded through the sections. An on-site Bastrop ISD elementary anchors the community. Scale is the story here: this is a multi-decade master plan with new villages (Riverside, Pine Cove, and others) opening in sequence.
The homes
The builder roster is the deepest in the Bastrop corridor — Scott Felder, David Weekley, Lennar, Westin, Ashton Woods, Sitterle, and Terrata all have active or recent positions, spanning production and semi-custom product. Rosters rotate by phase, so verify who’s selling in the current villages. Published pricing in July 2026 runs from the low $300s into the $700s and beyond, on lots from 40 ft production sites (roughly 0.12 acres, homes close together) up to 70 ft lots pushing a quarter acre in the pricier sections. The tree cover is real — many lots keep mature pines — which is rare at production pricing.
Location, schools, and the drive
Zoning is Bastrop ISD with the on-site elementary — verify current assignments. Geography is The Colony’s quiet advantage: it sits off SH 71/FM 969 roughly 20 minutes from Austin-Bergstrom and the Tesla plant, about 10 minutes from downtown Bastrop’s genuinely good main street, and 30–40 minutes from central Austin. Daily retail is the current gap — most errands run to Bastrop or back up 71.
