The community

Plum Creek is the Kyle master plan that predates the boom — a new-urbanist design from the late 1990s with front porches, alleys, pocket parks, and its own town-center retail. Two decades in, it has what no new corridor community can buy: mature trees, an established look, and shops, restaurants, and childcare already operating inside the plan. It is now in its final stages of development, and we’d frame any purchase that way — this is the last window for new construction here.

Unlike most of its newer neighbors, Plum Creek sits in Kyle city limits without the heavy district levy that new master plans carry, which typically means a friendlier total tax rate. Verify the parcel, but this is a real line-item advantage over the MUD communities nearby.

The homes

The final phases were being built by Homes by AVI, KB Home, and Bigelow Homes as of mid-2026, with Lennar active in Plum Creek North and M/I Homes in the Peninsula section — rosters rotate by phase, so confirm current sellers. Builder-published pricing generally ran from the low $300s into the $500s in July 2026.

Understand the product: this is intentional new-urbanism. Lots are narrow, many homes are alley-loaded, and square footage across the community spans roughly 1,000 to 4,000 feet with the new phases concentrated in the middle of that range. You trade yard for porch and streetscape. If you want a bigger conventional lot at similar money, look west at 6 Creeks.

Location, schools, and the drive

Plum Creek is zoned to Hays CISD with an elementary campus inside the community — verify current zoning, as Hays CISD redraws lines regularly. The community sits on the east side of I-35 in central Kyle: downtown Austin runs 25–45 minutes depending on traffic, San Marcos about 15 minutes south. Kyle’s medical corridor and H-E-B Plus are minutes away, and the on-site town center covers daily basics. A freight rail line runs near the community’s edge — walk the specific block and listen.
