The community

Provence sits on the north side of Highway 71 a few minutes west of Bee Cave, and it has become the default active new-construction answer on this corridor as Sweetwater next door sells through its final lots. The community advertises from the $600s and has multiple builders with standing inventory and to-be-built options, which is increasingly rare this close to the Galleria.

The amenity package — pool, splash pad, trails — is built and functional, though modest compared with the resort-scale setups in Lakeway. What you’re really buying is position: Lake Travis ISD, 71-corridor access, and new construction at a price Bee Cave proper stopped offering years ago.

The homes

Builder-published base pricing in July 2026 runs from the mid $500s to $1M+, with the top of the range in Drees and Westin product on larger or greenbelt lots — verify current releases, since incentives on standing inventory have been meaningful this year. The roster has included Ashton Woods, David Weekley Homes, Drees Custom Homes, Newmark Homes, and Westin Homes; rosters rotate by phase, and at least one builder is publicly in final-opportunity mode here, so confirm who still has lots before you tour.

Lot reality: 45 to 70 feet wide, roughly 0.15 to 0.25 acres. Homes run about 2,000 to 4,000 square feet in stone-and-stucco Hill Country elevations. This is suburban spacing with young trees — the greenbelt-backing lots are the ones worth paying up for, and they go first in every release.

Location, schools, and the drive

Provence is zoned to Lake Travis ISD, historically the Bee Cave Elementary feeder — verify current zoning before contracting. The Hill Country Galleria’s H-E-B, restaurants, and services are 6–10 minutes east, which is the everyday convenience play this community has over Dripping Springs alternatives.

Commute: 30–45 minutes to downtown Austin via 71, with the 71/620 interchange the daily chokepoint. The MUD is the other line item to respect — total rates run well above the city-of-Bee-Cave neighborhoods a few minutes away, so compare the full monthly cost, not just the sticker.
