The community

Sweetwater is a 1,400-acre master-plan off Highway 71 at Pedernales Summit Parkway, a few minutes west of the Bee Cave retail core. It has been selling for over a decade, and in 2026 it’s in its true final act: the last two neighborhoods, Vista Ridge and Madrone Ridge, hold roughly 20 remaining new-construction opportunities. Earlier builder sections, including M/I’s, are sold out.

Everything else is done, which is the upside of buying late. Both amenity centers, the pools, fitness center, sports fields, and the trail network are built and operating, and the front sections have trees that have had a decade to grow. You’re buying into a community, not a construction site.

The homes

Chesmar Homes is the remaining active builder; the historical roster included David Weekley, Drees, Taylor Morrison, Ashton Woods, and others, but rosters rotate by phase and this community is down to its last one. Builder-published pricing in July 2026 runs from the high $500s into the $900s for the remaining view and greenbelt lots — verify what’s actually left, because a handful of homes is not a market, it’s a list.

Lots are 45 to 70 feet wide, roughly 0.15 to 0.25 acres, with production homes from about 2,000 to 3,800 square feet. Some of the last lots back to greenspace or carry Hill Country views, which is why they lasted — and why they’re priced accordingly. Price any late-phase new build against Sweetwater resale comps before committing; at this stage the resale market next door is deep.

Location, schools, and the drive

Sweetwater is zoned to Lake Travis ISD — verify current campus assignments for your lot, as the district has grown and boundaries shift. The Hill Country Galleria, H-E-B, and Bee Cave’s restaurant row are about 5–8 minutes east.

The commute math: 30–45 minutes to downtown Austin via 71, and the 71/620 interchange is the pinch point at peak hours. For buyers who want this corridor but need more new-construction choice, Provence a few minutes east still has active phases.
