Spanish Oaks is the established estate address in Bee Cave: a gated golf-club community wrapped around a nationally ranked private course, built into canyon and creek terrain off Highway 71. It’s been developing for two decades, which cuts both ways — mature landscaping, finished amenities, and proven resale on one hand; on the other, the remaining new-construction opportunity is a finite set of custom lots and a handful of new builds rather than a broad release schedule.
As of early 2026 roughly nine land parcels and a few new-construction homes were on the market at a time — thin, moving inventory. Verify what’s actually available the week you look.
The homes
This is approved-custom territory with no production roster; architects and builders work under a design review committee that takes its job seriously. Lots run from about a half acre to four-plus acres, priced roughly $500K to $1.5M depending on golf frontage and views. Finished homes span an unusually wide band — around $1.5M for older renovated product up past $10M for view estates — with new customs commonly landing in the $3M–$6M range once land, build, and site work are totaled. Plan 18 to 24 months from lot close to move-in.
Price the whole picture: golf club membership is separate from ownership, HOA dues vary by section, and some parcels carry PID or special assessment obligations — verify all three by parcel during your option period. Buyers comparing new-enclave alternatives should look at Madrone Canyon five minutes away: newer land plan and a curated builder program, but without the club and the twenty-year track record.
Location, schools, and the drive
The practical geography is strong: Hill Country Galleria retail is under 10 minutes, Lake Travis marinas about 15, and downtown Austin 25–35 minutes via 71 or Bee Cave Road. Schools are Lake Travis ISD — verify campus zoning for the specific section. For buyers weighing this against inside-the-city options, Amarra in Barton Creek is the natural comparison: closer to downtown, but Spanish Oaks answers with larger parcels and the golf club at its center.
