The community

ShadowGlen is Manor’s original and flagship master plan, anchored by a public 18-hole golf course and a waterpark-style amenity pool with slides that most communities at this price point simply don’t have. It’s an established neighborhood with a new chapter: a roughly 690-home expansion is underway along Rector Loop and Fuchs Grove Road, with infrastructure work through 2025 and the first new model homes opening in 2026. Buildout of the expansion is projected to run at 200–250 homes a year through the end of the decade, so expect a mix of finished streets and active construction for a while.

The homes

Production homes across a wide range of lot sizes — 40 ft up to 65 ft sections, roughly 0.12–0.20 acres. Established-section inventory in July 2026 lists from the mid $400s, while pricing in the new expansion phase is projected to start in the mid $300s as first sections open — those introductory numbers are worth watching if budget is the constraint. Meritage leads the first expansion phase, with Perry, Terrata, LGI, and Buffington active or expected across sections; rosters rotate by phase, so verify the current lineup where you’re shopping. All pricing is builder-published and moves with releases.

Location, schools, and the drive

ShadowGlen is zoned to Manor ISD, with ShadowGlen Elementary inside the community — verify current assignments as the district adds campuses. US 290 is the front door: roughly 20 minutes to Mueller, 25–30 to downtown Austin outside of peak, and quick access to SH 130 for the airport (about 25 minutes), Tesla, or Samsung in Taylor. Manor’s own retail is growing but still thin, which is the main livability trade.
