The community
Whisper Valley is a 2,000-plus-acre master plan on the Travis County prairie east of Austin, with a Manor-area address and a genuinely different pitch: every home connects to a community-wide GeoGrid for geothermal heating and cooling, and every roof gets solar. This isn’t marketing garnish — homes here typically score HERS 16–25, versus around 60 for a standard new build, and the developer claims heating and cooling cost reductions north of 50%. The trade is a monthly Energy System Service assessment (roughly $55–70) that funds the GeoGrid. Amenities center on the Discovery Center — pool, fitness, event space — plus organic community gardens, a dog park, and trails, with much more planned as phases open.
The homes
Production homes on 35–60 ft lots, roughly 0.10–0.17 acres — modest, close-together, and standard for the price point. Published pricing in July 2026 spans the low $300s to the $700s, with plans from compact two-bedrooms to five-bedroom two-stories. Pacesetter and Terrata are among the active builders, and Austin Habitat for Humanity also builds income-qualified homes here; rosters rotate by phase, so verify who’s selling in the current section. When comparing against conventional communities like ShadowGlen, do the math honestly: a Whisper Valley home costs more per month in assessments but materially less in utilities, and the federal geothermal tax credit can offset part of the system cost — talk to your tax professional on that one.
Location, schools, and the drive
Whisper Valley is zoned to Del Valle ISD — verify current campus assignments, as boundaries in this fast-growing corridor get redrawn. Location is the honest watch-out: the FM 973/Braker Lane corridor is still building its retail base, so groceries mean a run to Manor, Mueller, or the SH 130 corridor. Drives are workable — roughly 20 minutes to the airport or Tesla via SH 130, 25–35 minutes to downtown.
