The community
Sunfield is the biggest master plan in Buda, stretched along the east side of I-35 about 15 miles south of downtown Austin. Its calling card is the amenity package: three amenity centers, two of them with lazy rivers — including one that runs about 1,000 feet — plus a junior Olympic lap pool, splash pads, fishing ponds, and dog parks. The amenities are real and mostly built, which puts Sunfield ahead of newer plans still selling renderings.
The trade-off is the district tax. Sunfield sits in a Municipal Utility District, and the MUD levy pushes the effective rate well above what an in-city Buda address pays. Rates step down over time and differ by section, so run the number on the exact lot, not the community average.
The homes
This is production building, full stop. Seven builders were active as of mid-2026 — Taylor Morrison, Pulte, Centex, Chesmar, Castle Rock, David Weekley, and DRB — and rosters rotate by phase, so verify who holds the current releases. Builder-published base pricing ran from the low $310s into the $600s in July 2026.
Lots are mostly 40- to 60-foot widths, which means roughly a tenth to a sixth of an acre. Homes run from compact 1,300-square-foot plans to two-story family layouts pushing 3,000+ square feet. Expect homes close together, young trees, and standard suburban elevations. If you want acreage or elbow room, look at 6 Creeks in Kyle or further west.
Location, schools, and the drive
Sunfield feeds Hays CISD, with an elementary school inside the community — attendance zones shift as Hays CISD grows, so verify zoning for the specific section before you write an offer. Downtown Austin is a realistic 25–40 minutes depending on when you hit I-35; the tech corridor jobs in Southeast Austin are closer to 20. Buda’s old-town Main Street, H-E-B, and the big-box retail at Cabela’s Drive are all under 10 minutes. San Marcos and its outlet retail run about 20 minutes south.
