The community

Bryson is a 530-acre Johnson Development master-planned community on the east side of 183A in Leander, and it has won Austin-area Master-Planned Community of the Year five times. That award is mostly about programming: a full-time lifestyle director (the “Director of Fun”), an amenity center with an open-air bar and TV lounge, a resort pool and splash pad, a fishing pond, a dog park, trails, and a steady events calendar. Unlike a lot of newer communities, the core amenities here are built and in use, not on a rendering.

The HOA runs about $75 a month, billed quarterly — verify the current assessment for the section you’re buying in.

The homes

Bryson is production and light semi-custom product. The roster has included Highland Homes, Perry Homes, David Weekley, Drees, Chesmar, Lennar, Scott Felder, and Tri Pointe — rosters rotate by phase, so confirm who is actively selling in the current sections. Lots run roughly 40 to 70 feet wide (about 0.10–0.20 acres for most homes), which means neighbors are close and yards are modest. Newer releases skew larger: 4- and 5-bedroom plans in the mid $500s and up, with 60–70 ft sections pushing into the $700s. Builder-published base pricing spans roughly the $400s to $700s+ as of July 2026 — verify current releases, because the sub-$400s entry product that launched this community is mostly gone.

Location, schools, and the drive

Bryson is zoned to Leander ISD — verify the exact elementary, middle, and high school for your section, because zoning shifts as this part of Leander grows. The location is the practical draw: you’re minutes from 183A, the H-E-B-anchored retail along San Gabriel Parkway, and Leander’s MetroRail station for a park-and-ride into downtown. Driving, plan on roughly 35–50 minutes to downtown Austin at rush hour and about 25–30 minutes to the Domain/tech corridor. If Bryson’s pricing has moved past your budget, Deerbrooke and other north-Leander communities are worth a comparison drive.
