The community

Crystal Falls is one of Leander’s original master-planned communities, built across hilly, oak-covered terrain around the public Crystal Falls Golf Club. Most of it went up between the mid-2000s and mid-2010s, which means grown trees, finished amenities, and settled streets — the things brand-new communities spend a decade waiting for. Amenities include two pool complexes, tennis and sport courts, a fishing pond, disc golf, and parks threaded through the neighborhoods.

Be clear-eyed about the label, though: Crystal Falls is in its final chapter as a new-construction community. The production sections are done.

The homes

What remains new is Grand Mesa at Crystal Falls, the gated acreage enclave at the top of the community: 1- to 7-acre homesites with custom homes typically 3,500–6,000+ sq ft. Builders such as Group Three Builders still offer design-build programs there, but available homesites are down to a handful and at least one national custom program in Grand Mesa has already sold out — rosters and availability rotate, so verify what’s actually left before planning around it. All-in custom budgets in Grand Mesa generally start around $1.2M and climb well past $2M with site work.

Everything else is resale: production and semi-custom homes from the $400s to the $900s+, mostly on 0.15–0.3 acre lots, with golf-course and canyon-view premiums at the top. For many buyers that resale inventory is the better value versus new communities nearby — you trade builder warranties for mature trees and completed amenities. If you want true new production in the area, compare active communities in Liberty Hill and northern Leander instead.

Location, schools, and the drive

Crystal Falls sits on Leander’s south side off Crystal Falls Parkway and 183A, which is its quiet advantage: it’s closer to Cedar Park retail and the 183A toll corridor than most of Leander’s newer communities. Cedar Park errands run 10–15 minutes, the Domain 25–35, downtown Austin 40–55 in traffic, and the Leander CapMetro rail station is roughly 15 minutes. Schools are Leander ISD with multiple campuses serving different sections — verify zoning for any specific address, as it varies across the community.
