The community
Northline is not a subdivision — it’s a 115-acre attempt to build Leander a real downtown from scratch. The district sits south of San Gabriel Parkway between US 183 and 183A, wrapped around Leander’s transit-oriented core at the northern end of the MetroRail Red Line. As of mid-2026 this is no longer just a rendering: the Gramercy apartments (343 units) are open, retail and multifamily construction is underway, the City of Leander has committed to relocating core municipal facilities into the district, and the first pieces of a civic town square are taking shape. It will take years to feel finished. Buying here now means buying the trajectory.
The homes
For-sale product today is attached urban housing, led by The Brownstone at Northline from Novak Brothers — four-story rowhomes with plans over 3,000 square feet, private elevators in some designs, rooftop terraces, and en-suite baths throughout, as part of a planned 69-unit brownstone district. Drees has been announced as the next townhome partner, with a similar four-story concept — rosters rotate as the district phases in, so confirm what’s actively selling. There are no yards to speak of; outdoor space is terraces and the district’s public realm. Recent releases and resales have generally landed in the $600s–$900s as of July 2026, but pricing varies widely by unit and release — verify with the sales office. Condos are on the district plan for later phases.
Location, schools, and the drive
Northline is zoned to Leander ISD — verify assigned campuses. The commute story is the strongest in Leander: you can walk to the MetroRail station and ride to Q2 Stadium, Crestview, or downtown Austin without touching 183. Driving, downtown runs roughly 35–50 minutes at rush hour, with 183A a minute away. This is the opposite bet from a hillside community like Travisso: no views, no acreage, but the only genuinely walkable address in the city — eventually.
