The community

Deerbrooke is a 300-acre master-planned community on the north side of Leander, and it’s in its final chapter as a new-construction destination. The amenity package is complete and genuinely good for the price point: a health and fitness center, an infinity-edge pool with splash pad, a fenced dog park, parks, and miles of nature trails. What you’re buying here in 2026 is a mostly finished neighborhood — which has real advantages if you’ve toured communities where the pool is a fenced dirt pad and the “future amenity center” is a sign.

The homes

Deerbrooke has been built by a rotating roster over the years — Brightland, Meritage, Century Communities, Brohn, Perry, and Pulte have all had sections — and rosters rotate by phase, with several builders now sold out entirely. We’re listing no active builders because the honest answer is: check what’s left the week you shop. Remaining new inventory and nearly-new resale generally runs the mid $400s to $700s as of July 2026, with a community median sale price around the mid $400s — verify current listings. Lots are typical north-Leander production: 45 to 60 feet wide, homes close together, modest yards.

Location, schools, and the drive

Deerbrooke is zoned to Leander ISD — verify assigned campuses for the specific address. The community sits off US 183 north of central Leander, so you’re positioned for the 183/183A corridor: roughly 40–55 minutes to downtown Austin at rush hour, 30–35 to the Domain, and a short hop to Leander’s H-E-B and the MetroRail park-and-ride. If Deerbrooke’s remaining inventory doesn’t fit, the same corridor offers Palmera Ridge with active sections and a wider lot range, or Liberty Hill communities ten minutes further out at lower entry prices.
