The community

Palmera Ridge is a 426-acre master-planned community on the former Kitty Hill Airport site, off Ronald Reagan Boulevard just north of Hero Way in Leander. At build-out it’s planned for roughly 1,000 homes — a mid-size community by north-Austin standards, and that’s part of its character. You get an amenity center, community pool, parks, trails, and ponds, but not the resort-and-events machinery of the flagship masterplans. For a lot of buyers, that’s the right trade: less programming, less noise, and pricing that reflects it in the mid sections.

The homes

This is a production community with a range that’s wider than most: builders here have included Highland Homes, Coventry Homes, M/I Homes, and Dream Finders — rosters rotate by phase, so confirm the active lineup. Lots run roughly 45 to 70 feet. The 45–50 ft sections are classic close-together suburban product; the 70 ft sections carry larger one- and two-story plans that price from the high $700s toward $1M. Builder-published base pricing spans roughly the mid $400s to $1M as of July 2026 — verify current releases and which lot widths are still available, because the entry-priced sections sell through first.

Location, schools, and the drive

Palmera Ridge is zoned to Leander ISD — verify the assigned campuses for your section. The location works best for buyers oriented north and east: Ronald Reagan Boulevard is a direct shot to Georgetown and Liberty Hill, and Hero Way connects you to 183A in under ten minutes. Downtown Austin runs roughly 40–55 minutes at rush hour; the Domain area is closer to 30–35. Daily retail sits along Hero Way and San Gabriel Parkway. If you’re weighing this corridor against communities a few minutes further out with bigger amenity packages, look at Santa Rita Ranch up Ronald Reagan before you commit.
